TERMS AND CONDITIONS
Please read the following terms and conditions in their entirety to ensure a unique and pleasant stay with us. You must agree and comply with these terms and conditions during your stay.

YOUR STAY ON THE EDGE

ENTRY TO THE EDGE
You will be issued an entry code 24 hours prior to your reserved arrival date. This will get you through the entry gate and into your unit.

WAIVERS
Every guest at The Edge must have a signed waiver on file prior to admission to the property. All adults over the age of 18 must sign for themselves. Parents or guardians must sign for children under the age of 18. No one is permitted entry to The Edge without a signed waiver on file. Refusal to sign a waiver will result in cancellation of your reservation and, depending on the timing of your cancellation, forfeiture of any payment or deposit.

COURTESY
At all times, please be considerate of other guests on the property. Please, NO LOUD MUSIC OR PARTIES ANYTIME. Please help us to keep our grounds beautiful and ensure that all trash gets thrown away in the appropriate receptacles.

SAFETY
For the safety of your family and others, do not share the front gate code with anyone. Access to the property is for The Edge guests only. All units have locks that can be accessed with the code you will be given at check-in. It is your sole and exclusive responsibility to ensure the safety and well-being of your belongings, and everyone in your party, including, your children. The Edge is not responsible for any personal belongings lost during your stay due to natural elements, theft or otherwise. Although our resort is beautiful, it is subject to the elements of nature. The river sometimes has a strong current and can turn dangerous immediately. Supervision should be given 100% of the time to any minor guests. Please communicate the rules and safety expectations with them.

OUR UNITS
All of our units at The Edge are equipped with:
– Microwaves
– Mini-refrigerators
– Coffee stations
– Comfortable beds with fresh linens and super soft blankets
– Reading areas
– Outdoor seating areas on private decks
– Private firepits with complimentary firewood

Please help us to conserve energy by turning off all fans and electronic devices when leaving your unit.

THE THRONE ZONE (our bathhouse)
You will find everything you need for your ‘down time’ at The Throne Zone, which is a short walking distance from all of our units. We ask that you keep The Throne Zone neat and tidy for the next guest. Please call the non-emergency number for any issues needing attention.
Included:
Bath towels and wash cloths. These are for bathing use only and not to be used for any other purpose. We do not provide beach towels.

Hair dryers
Anyone found to be “doing their business” outside of The Throne Zone will be asked to leave The Edge, without any refund.

PARKING
Each unit has two designated parking spaces that are clearly marked. If you have more than two vehicles, please notify guest services for overflow instructions. For your convenience, we also have a designated boat parking lot.

MOTORIZED VEHICLES
Unfortunately golf carts, all terrain vehicles (ATVs), utility terrain vehicles (UTVs), SxS, gas-operated scooters, mopeds, dirt bikes or any other motorized vehicles are not permitted to be used within the property grounds of The Edge at this time. All motorized vehicles are restricted to the parking lots and assigned parking spots for each unit.

EXTRA GUESTS
We love when guests visit The Edge. However, we do have a $50 per guest/per night fee for any individual joining your group outside of your reservation. For the protection and safety of all our guests staying at The Edge, any unauthorized visitors will be asked to leave. Additionally, no pets of guests are permitted.

CHECK-IN
Check–in time is 4:00 p.m. EST. An early check-in of 2:00 p.m. EST is available for an additional $50 fee. If you check-in later than 4:00 p.m. EST, we recommend that you do so before dark to get settled as we keep lighting on The Edge somewhat dim starting at sunset for our stargazing enthusiasts.

CHECK OUT
Check-out time is 11:00 a.m. EST. We hope that you have enjoyed your time while staying at The Edge and hope you return to stay with us again soon. Check-out times apply to both your reserved unit, parking spot, boat parking and the property as a whole. A late check-out of 1:00 p.m. EST is available for a $50 fee.

We ask that you help us by leaving your unit as you found it. Check-out instructions can be found inside of your units.

SECURITY DEPOSIT ·
The Edge does not charge a resort fee. However, each reservation requires a refundable $100 security deposit collected at the time of reservation for all guests. Additionally, there is a $100 security deposit for each dog (max. 2) registered for the stay. The Edge has a thorough check-out process and all security deposits will be refunded within 1-3 business days. If any damage, missing property or issues requiring remediation arise, The Edge will provide a detailed account of all deductions, charges and amounts due.

DOG POLICY
The Edge allows guests to bring a maximum of two well-behaved dogs to the property. No other pets are permitted at The Edge. You must let us know that you will be bringing Fido during the reservation process, and there is a $50 per pet fee. Proof of up-to-date vaccination records will be required for all dogs brought to The Edge. Non-registered guests are not permitted to bring any pet into The Edge. Pets cannot be left alone in the units anytime even if they are crated. Additionally, you cannot leave your dog(s) tethered anywhere on property unattended. You must take them with you when you leave your unit or The Edge for any reason. All pet doodies must be picked up and disposed of properly in trash receptacles. Pets are NOT allowed on the furniture inside of our units. Outdoors, pets must be controlled and on a 6 foot leash at all times. Dogs cannot be tethered to units or decks. Please do your best to keep your dog(s) from barking excessively. Like you, our guests are there to relax and enjoy the outdoors.The Edge is not responsible for any injury or damage to any pet, whether caused by another guest or for any reason, while staying at The Edge. Guests are solely responsible for the behavior of their pets and must maintain control over their pets at all times. Dogs that are hostile, aggressive or cause damage to The Edge or other guests’ property will be asked to leave The Edge, along with their owners, with no refunds and will forfeit any deposit. If any damage or injury is caused by your pet whether to The Edge or another guest, you will be solely responsible for any such damage or injury. Any damage caused by your pet (including an unregistered pet or unauthoirzed pet), to your unit or any part of The Edge will be accessed to your security deposit, and if the security deposit is not enough, you will be notified of the balance due for such damage.

OTHER ‘non-pet’ CREATURES
We do our best to provide our guests with the ultimate glamping experience; however, you are still in the outdoors and you may come across some unexpected guests. The beautiful Licking riverbank along The Edge is home to many varieties of insects, spiders, frogs, mice, deer, many beautiful birds (including Dorothy the eagle) and snakes. All units have been equipped with ‘critter guards’ to prevent unwanted guests and a fly swatter. However, if you encounter a couple of pests that have wandered into your unit, remove them the way you would from your own home. We recommend that you keep your unit door closed (or the teepee screen doors fully zipped) at all times. Do not feed any animals and do not leave food/garbage outside of your unit. It can be very hazardous to their health and may attract them to bother you more than you would like. Do not attempt to pet, touch or grab (aka harass) any animals. It can be very hazardous to their (and your) health. Please understand that many species of wildlife are protected by state or federal law and any act by any guest in violation of those laws will be reported to the proper authorities.

OUR PROPERTY & THE GREAT OUTDOORS
We have worked hard to provide you with an amazing experience and ask that you and your guests take care of our units, their contents, the trees, wildlife and infrastructure we have created for your enjoyment. For the protection and safety of our guests, The Edge has survellience cameras throughout the property. Destruction of our beautiful property will result in removal from the Edge, without refund, and if necessary, a serious fine equal to the replacement value and/or a report to the authorities. Parents, you MUST know where your children are and what they are doing 100% of the time.

FIREWOOD
Wood for fires must be carefully managed to conserve the health of Kentucky forests and prevent invasive pests such as the Emerald Ash Borer. Guests must purchase firewood they intend to burn at The Edge within fifty (50) miles of The Edge, bearing a USDA compliance stamp, or bearing a state compliance stamp in order to avoid violating any Kentucky regulations applicable to preventing the spread of invasive pests. Proof of purchase can be requested at any time, including, but not limited to, at check-in and/or when burning firewood. There will be no reimbursement or refund provided for firewood purchased outside of fifty (50) miles of The Edge and/or not bearing a USDA or state compliance stamp. The Edge offers complimentary firewood. Cutting any trees for firewood at The Edge is strictly prohibited. Please do not pull or cut bark from the trees for any reason. Burning firewood outside of a firepit or use of accelerants is strictly prohibited. Any damage to our units, their contents, the trees, wildlife and infrastructure caused by any guest’s negligience or intentional misuse of firewood and/or fire will result in a serious fine equal to the damage caused and/or a report to the authorities.

NON-SMOKING
Guests are not permitted to smoke, vape, or use e-cigarettes INSIDE any unit, The Throne Zone, or outside of The Edge’s designated smoking areas. All trash from smoking (e.g., cigarette butts) must be disposed in the appropriate receptacles. Any violation of this policy will result in guests being asked to leave The Edge, without any refund and a full forfeiture of the security deposit.

ACCESSIBILITY
The Edge is a welcoming place for everyone and we are committed to making The Edge accessible for all individuals. If you encounter any issues with accessibility, please contact the non-emergency number provided above. Service animals are welcomed at The Edge. There is no additional charge for service animals. All behavior and control rules apply as outlined in the DOG POLICY above.

GUEST CANCELLATION POLICY
The Edge is open from May1st – October 31st and does not close due to weather. The Edge will not refund, cancel or reschedule your reservation due to weather conditions. You may cancel or reschedule your reservation if you are over 14 days from your stay with us with a full refund. No cancellations or refunds will be given for any cancellations made within 2 weeks (14 days) of your stay.

CANCELLATION DETAILS
Cancellations made after the deadlines will result in forfeiture of the full deposit and/or payment for your stay. No refunds are given due to the discomforts of nature, including no-shows and early checkouts. No refunds are given on or after the arrival date. Refunds will be processed using the original credit/debit card on file. The cancellation policy may be amended during holidays, special events or a regional/national travel disruption, which will be posted and disclosed during the reservation process.

THE LICKING RIVER
Our beautiful units are located on the Licking River which can occassionally rise over flood stage. If flooding occurs and The Edge is affected by flooding either before or during your stay, The Edge will issue you a refund for any days you are unable to stay or will give you the opportunity to reschedule your stay (with credit for the days your original stay was affected) at the next available date.
